Do Properties "Rent Themselves?"

I was recently told by a potential client that "houses rent themselves."  To some extent, she is right. I mean, they either like it or they don't! BUT I think there is a second sale going on - the relational sale between the manager and the tenant.  The fact is tenants like renting from people they can see themselves working with down the road.
